Knowing an asking price is one thing. Understanding a property’s value requires a closer look at its location, condition, characteristics and market evidence.
Our appraisal service is led by Maryju N. Schneidereit, a PRC-licensed Real Estate Appraiser [License No. 0014110] and Real Estate Broker [License No. 0037879], with a background in Real Estate Management, Big Data and Business Analytics, Business Administration and Legal Management.
We appraise residential and condominium properties, vacant and improved land, agricultural, commercial and industrial properties. Each assignment begins with a clear purpose, valuation date and agreed scope.
Our analysis may include site inspection, property records, comparable sales, listings and rental evidence, supported where appropriate by photographs, drone imagery and total station or laser measurements. For income-producing properties, we also consider occupancy, rental income and operating expenses.
Our work is informed by the Philippine Valuation Standards and International Valuation Standards, using the market, cost and income approaches as appropriate.
The final report presents the concluded value together with the supporting analysis, assumptions, sources and limitations, so clients can understand both the figure and the reasoning behind it.
