Website Information

Website content, articles and examples provide general information. They do not replace an appraisal, property-specific investigation or advice from the appropriate professional. Sending an inquiry does not, by itself, establish a service engagement.

Agreed Scope of Services

Our responsibilities, fees, authorisations and deliverables are confirmed before work begins. A service described on this website is included only where it forms part of your agreed engagement.

Due diligence is included for our brokerage clients when selling their property or once a buyer selects a shortlisted property. Title transfer is a separate service with its own agreed scope and fee.

Formal property appraisal, including comparable-property analysis and a written opinion of value, can be commissioned separately from brokerage. Ongoing property management is also separate from tenant placement unless expressly included.

Property Listings and Prices

Listing information may come from owners, developers, agents and available property records. Prices, availability, areas, furnishings and other details may change and should be confirmed before making a commitment.

Asking prices and rents reflect the owner’s authorised instructions. They should not be treated as independently appraised values. Offers and final transaction terms remain subject to the parties’ approval.

Appraisal Reports

An appraisal provides an opinion of value for a specified valuation date, purpose and scope. The report explains its supporting information, assumptions and limitations. It does not guarantee a future selling price, rental income or investment return.

Reports should be used by the intended recipients for the stated purpose. Acceptance for financing, legal, tax or institutional purposes depends on the receiving party’s requirements. Bank acceptance is subject to the bank’s accreditation and appraisal requirements.

Due Diligence and Transaction Processing

Due diligence involves reviewing available information and coordinating the checks included in the engagement. It does not guarantee that every defect, dispute, unrecorded claim or property concern will be identified.

Matters requiring legal advice, boundary verification, structural assessment or other specialist work are referred to appropriately qualified professionals.

Processing schedules and expense estimates depend on document completeness, the parties’ cooperation and the requirements of government offices and other organisations. Taxes, charges and completion dates are confirmed as the transaction progresses.

Leasing, Management and Transaction Outcomes

Applicant information and agreed screening checks support the owner’s decision. They do not guarantee a tenant’s future payments or conduct.

We do not guarantee a sale, tenancy, financing approval, occupancy level, investment return or completion date. We coordinate the agreed work, provide updates and bring matters requiring a decision to the client.

Images, Names and External Links

Some website images are illustrative, staged or digitally generated. They may not depict an actual listing, client, staff member or completed transaction. Property-specific photographs and inclusions should be confirmed directly.
